Skelton completes trio of lettings at Almondsbury Business Centre

Real estate investment company, Skelton Group has secured a trio of lettings at the Almondsbury Business Centre after having only acquired the investment earlier this year.

The business park comprises nine modern office buildings in a mature landscaped setting, with ample car parking, situated in a prime position at the M4/M5 motorway interchange to the north of Bristol City Centre.  Existing occupiers include Vistair, April UK, Novus and Happy Days Nursery.

When it has become available, the office accommodation has been refurbished to provide some of the best quality accommodation in the area.

The trio of lettings includes the grant of a new five year lease of the entire ground floor (3,203 sq ft) of Linden House to one of the country’s leading players in the building services market, Briggs and Forester, who are moving their Bristol HQ from Warmley to Almondsbury Business Centre, providing greatly improved transport links, car parking and better quality open plan working space for their technical and support staff.  They will be paying an annual rental of £44,842 per annum.

The letting of the first floor of Unit 4 Bredon House to Direct Asset Finance (Bristol) Limited, an independent commercial finance brokerage company that specialises in asset finance, is the second letting to be secured. Direct Asset has acquired the self-contained 817 sq ft suite on a new five year lease at a commencing rental of £10,962 per annum.

Hobbs Scott Engineering have moved in to the ground floor of Unit 4 Bredon House after acquiring 767 sq ft of refurbished self-contained office space on a new five year lease at a rent of £10,962 per annum. Hobbs Scott Engineering formed in 2016 and their business provides services to the brewery industry is rapidly expanding.

Simon Keefe of Skelton Group said: “We are delighted to welcome all three tenants to Almondsbury Business Centre and are confident their businesses will flourish within our business park environment. We have looked closely at the Park since acquiring it earlier this year to consider what steps can be taken to enhance the business park environment and further improve the quality of the office  accommodation for the benefit of existing and new occupiers.  These three recent lettings suggest we are getting it right.”

Hartnell Taylor Cook and Alder King advised Skelton Group on the three lettings and Natalie Bennett of Hartnell Taylor Cook said: “Space at Almondsbury Business Centre has been refurbished to a good quality and this, together with the competitive rental terms, has attracted strong tenant interest. The North Bristol market continues to be very competitive due to the lack of new development and dearth of smaller suites available. Almondsbury is providing a great cost effective option for occupiers wanting a good parking allocation and wishing to be located close to the motorway network.”
