Pizza business moves into new HQ near Southampton

A takeaway business which helps feed hundreds of thousands of people every year in Hampshire and Cardiff has centralised operations at a newly refurbished office near Southampton.

Solent Pizza Group, trading as Domino’s Pizza, now has its head office on the top floor of three-storey Tollbar House at Tollbar Way, Hedge End.

Hughes Ellard, the independent commercial property consultancy covering the Solent region, acted for landlord Horatio Properties in the £18.50 a sq ft lease deal.

With more than 1,000 people working at 15 Domino’s Pizza outlets in Hampshire and nine in Cardiff, Solent Pizza Group previously had administrative offices split between Southampton and Waterlooville, near Portsmouth.

Following a recommendation by Hughes Ellard, Horatio Properties invested a six-figure sum in refurbishing Tollbar House, including sub-dividing the open-plan 12,670 sq ft (1,177 sq m) office on the top floor.

Russell Mogridge, the business space director at Hughes Ellard, said: “There is clear market demand for quality office space close to the M27 and M3.

“The lease deal with Solent Pizza Group showed that reconfiguring the top floor into smaller office suites, rather than one open-plan space, made commercial sense as companies look to manageable accommodation and associated costings.

“There is little by way of quality offices in and around Hedge End, which is sought after by discerning employers because of the road and rail commuting convenience, hence why Solent Pizza Group signed 3,500 sq ft (325 sq m).

“Another company has reserved the remaining space on the top floor at Tollbar House, signalling 100% occupancy.”

Other occupiers are Barrett Homes, David Wilson Homes and NICE, a global provider of software solutions.

Wayne Benson, the managing director at Solent Pizza Group, said: “We continue to grow the Domino’s Pizza franchise across Hampshire and Cardiff, with Tollbar House providing us with centralised operations for our headquarter staff of 25.

“Our new office is also the training centre and recruitment base, with a new fitted kitchen to replicate the ones at our pizza outlets as we look to ensure the highest standards of food quality and customer service standards across 24 premises.

“Hughes Ellard acted to the letter in the deal and we’d like to thank Russell and his team for making the move as smooth as possible for us.”

Horatio Properties also owns 21,809 sq ft (2,206 sq m) Spinnaker House in Waterside Gardens, Fareham, which is fully occupied after a £1m refurbishment two years ago.

Occupiers are maritime publisher and events company Mercator Media and Wärtsilä UK, a maritime technology and power generation business.

Hughes Ellard, through its building consultancy arm, project-managed the fit-out of 8,500 sq ft (790 sq m) of office space over two floors for Mercator Media.
