Growing momentum as link road attracts industrial companies to South Bristol

Within a few months of opening, the new south Bristol Link Road is drawing a growing number of industrial businesses to the area according to a Bristol commercial property expert.

Josh Gunn, from Knight Frank’s Bristol industrial team, says the completion of the 4.5km road from the A370 Long Ashton bypass to Hengrove Way is giving industrial and distribution businesses a new option that is likely to change the face of industry in the city.

Knight Frank advises the owners of the South Liberty Lane Industrial Estate and Brookgate Trading Estate which both lie off the A3029 Winterstoke Road, and the Liberty Industrial Park located off South Liberty Lane.

“The number of lettings and enquiries for these estates has leaped dramatically since the arrival of the new road’s improved links to the surrounding area. As a consequence, we have now achieved a record rent for South Bristol industrial property,” Josh Gunn said.

He added: “At one time the St Phillips district was seen as the only area where industrial companies seeking to serve the city centre should be based.

“That has completely changed because of the Link Road.  South Bristol is now seen as a very attractive alternative and that will continue to bring new companies, jobs and wealth to South Bristol in the coming months and years.

“Landlords are also investing in the area, with considerable capital being invested into the properties. The latter half of this year will see six refurbishments being undertaken on South Liberty Lane Industrial Estate, Brookgate Trading Estate and Liberty Industrial Park.”
