Beeline Investments creates buzz around Alexandra Industrial Estate

Following further recent investment in the Alexandra Industrial Estate, Cardiff, Marlborough-based Beeline Investments have benefitted from a turnaround in occupancy levels with only 1 unit remaining vacant to let.

A significant programme of improvements has been carried out by the landlord which has helped improve the general ambience of the estate, resulting in a number of successful lettings. These works have included the demolition of a dilapidated 2-storey office block to make way for improved carparking/loading yard area. Other works/improvements have included creating a new one-way traffic
system, renovating existing workshop floors and new estate tenant directory boards.

However, the most important factor in attracting new tenants to the estate has been the implementation of an on-site security service for the estate. Following the above a series of new lettings have since been completed resulting in 15 of the 16 units on the estate now occupied. Recent lettings have included including RoofShield UK Ltd, Pro-Line Exhausts, Alliance Systems Solutions (security) and Rentalspec.

Geoff Maspero of Beeline Investments commented “We are delighted with the way that the estate has performed in what have been very difficult times. It is important that we continue to look at ways of improving both the product we have to offer and the general environment for occupiers. We are therefore satisfied that the marketplace has recognised our investment and the importance of our vision going forward.”

Michael Bruce of joint agents DLP Surveyors commented “In light of the very strong competition that we know is out there we are delighted to have been able to continue with a series of new lettings on the estate which we feel is indicative of the popularity and strategic importance of the estate. We are encouraged by the recent increase in enquires and are in discussions with other significant occupiers”.

Anthony Jenkins of joint letting agents Jenkins Best said: “Whilst the Alexandra Industrial Estate may not be seen as one of the premier estates within Cardiff it has been very successful so far in carving out a niche as a favored location for many occupiers. It offers a complete range of industrial space suitable for a variety of end users in addition to excellent links to the rest of Cardiff and the M4 Motorway.”
