Kick-off for major warehouse development at Stonebridge Cross

Leading property developers Stoford Developments and Gallan Group have announced that the redevelopment of a key employment site at Stonebridge Cross in Liverpool – with 1.2 million sq ft of warehouse and logistics units – is set to go ahead.

The announcement comes after Everton FC’s decision to build its new stadium at Bramley Moore Dock.

Everton had been considering two sites – Liverpool 57 at Stonebridge Cross and Bramley-Moore Dock at Liverpool Waters – as the club plans to move from its current home at Goodison Park where it has been for most of its 125-year history.

Dan Gallagher, joint managing director of Stoford Developments, said the decision means that the development of Liverpool 57 can now go ahead, bringing major investment and hundreds of jobs to the region, in partnership with Liverpool City Council.

The recent completion of the estate road combined with the existing planning consent leaves the site ready for immediate development.

The redevelopment of the site is a vital component in Liverpool’s future economy and is part of a wider vision that will deliver a £13 billion investment and create 40,000 new jobs across the Liverpool City Region over the coming decade.

The 55-acre site has detailed planning consent for 1.2 million sq ft of B8 accommodation. It offers immediately deliverable design and build solutions on freehold or leasehold terms, with industrial and warehouse units ranging from 86,000 sq ft to 1.1million sq ft. It is located near junction 4 of the M57, just 6 miles from the Port of Liverpool and 12 miles from Jaguar Land Rover and Liverpool John Lennon Airport at Speke.

Dan said: “Now that Everton FC has confirmed its plans, we are excited at the prospect of creating a first class industrial and logistics development at Liverpool 57. The project will generate significant inward investment to the city and provides businesses with design and build opportunities in an excellent location. We are excited at the opportunity to work alongside the council and play a key role in delivering its vision for the site.”

Mayor of Liverpool, Joe Anderson said: “I’m delighted that the plans for Liverpool 57 at Stonebridge Cross are ready to begin being implemented. This is a critical strategic site for the city’s logistics economy and will deliver hundreds of much needed jobs. Now that Everton is pressing ahead with Bramley Moore Dock I look forward to the progression of Liverpool 57.”

Councillor Malcolm Kennedy, Liverpool City Council’s Cabinet Member for Regeneration and Chair of the Stonebridge Cross Stakeholder Group, commented: “The Stonebridge Cross site is the city council’s largest employment site so it is truly fantastic news that it is now ready to begin large scale development following the successful rerouting of the River Alt and the creation of Alt Meadows Park.

“This progress also complements the changes the city council has brokered on the sites opposite at Stonebridge Business Park, and the relocation of the city’s Fruit Veg and Flower market, and we remain committed to making this important development zone a major engine of the local economy.”
