Garner Holdings to invest in speculative scheme at Denby Hall Business Park

Following a multi-million pound deal to buy land on the Denby Hall Business Park near Derby which was announced at the end of 2016, property development company Garner Holdings has appointed Commercial Property Partners (CPP) and Harris Lamb to act as agents on the next development phase of the popular Derbyshire business park.

The next phase of the park includes a speculative office scheme tailored to suit requirements from 1,500 – 20,000 sq ft, aimed at providing a solution for SME business’ looking for high quality office space in an attractive business park environment.

Construction work for this latest phase is to start imminently, with the office buildings – a £3 million investment project – expected to be available by August 2017. The scheme will be known as “New Winnings Court” at Denby Hall Business Park.

The appointed agents are also instructed to market warehouse buildings available on a Design & Build basis from 5,000 – 120,000 sq ft. Buildings will be available on a freehold or leasehold basis, which gives occupiers the chance to influence design to suit operational requirements.

Garner Holdings Managing Director, Roger Hartshorn, said: “Following our acquisition of the land at Denby Hall at the end of 2016, we are delighted to announce further investment into the site in the form of an office scheme at the entrance to the business park.

“At present we are focused on delivering a 170,000 sq ft warehouse for HL Plastics which is close to completion, at which point development for the office scheme will commence. We are committed to delivering high quality industrial and office space on the park, and we are very much open for business and look forward to announcing further deals at Denby Hall throughout the year.”

Stuart Waite, Partner at CPP, comments: “We are delighted to be promoting this scheme on behalf of Garner Holdings, and our client’s decision to speculatively build on the site is an encouraging sign for the market in the region which is currently starved of good quality accommodation across all size ranges.

“Because we can deliver industrial buildings on a turnkey freehold basis or alternatively by way of a pre-let occupiers are able to get involved from design stage. We will also have new build offices available at competitive rents, or alternatively available to buy, with plentiful parking; offering an attractive alternative to City Centre working for many businesses.”

Denby Hall Business Park is situated north of Derby, close to the A38 and M1 at J28, with good access to the A50 and A6. Existing occupiers include DEB, Techno Cargo, HL Plastics, Derwent Packaging and Tubesheet.

CPP are acting as joint agents for Garner Holdings with Harris Lamb.
