Schroder Real Estate Investment Management has launched St Augustine’s Courtyard, a newly refurbished, contemporary office building located in the heart of Bristol city centre. Offering 31,785 sq ft of modern, high specification, open plan office space, the building benefits from one of the best car parking ratios in the city, with 40 on-site spaces.

At a time when Grade A supply is very limited in Bristol, Augustine’s Courtyard offers a viable alternative and is suitable for a wide range of occupiers. The building is located within a short walk from the city centre, providing easy access to the local bus network, including the new Metrobus route, as well as Temple Meads train station. It also provides 50 new, secure cycle storage spaces with on-site shower and changing facilities as well as three new passenger lifts, LED lighting, raised floors and a new air conditioning system.

Tom Newman, Investment Manager at Schroder Real Estate, commented: “Augustine’s Courtyard brings a significant volume of much-needed Grade A office space to the chronically undersupplied Bristol market, ensuring that the city can facilitate the diverse range of businesses eager to take up space in this thriving South West hub. We have already generated significant interest from potential occupiers and look forward to announcing further news on this in due course.”

Peter Martin, a Director in office leasing at CBRE Bristol, said: “The quality of the refurbishment is very high throughout the building, from the feature reception through the office areas and on to the amenities. The result is a combination of character offices but with a Grade A specification.

With easy access to bars and restaurants and being within short walking distance to Temple Meads train station, occupiers will be in the heart of the city centre. “

CBRE and GVA’s Bristol office have been jointly appointed to market the property on behalf of Schroders. Richard Kidd, Director of GVA in Bristol, added: “Although Augustine’s Courtyard has already attracted interest from potential occupiers, the building is currently fully available.”
