Raising the roof in Rochdale

Pin Property this week celebrated literally “raising the roof” in Rochdale at a VIP launch designed to showcase the company’s latest development. The former Woolworths distribution centre in Royle Barn Road, Rochdale measures 270,000 sq ft and sits on a site total of 17.5 acres. This local landmark building had been left to fall into a dilapidated state by previous owners. Renamed the Big W by Pin, the warehouse has now been totally transformed by a redevelopment that has involved stripping away the original asbestos roof, fitting steel column extensions to raise the height from 8m to 12.5m, and then installing a new composite roof. New cladding means that that building looks like a new build both externally and internally.

Further enhancement works have included:

– 17 dock levellers
– 6 drive in doors
– New 50kn/m2 floor loading
– High specification offices with LED lighting
– Parking for 47 HGVs
– New canopy

Pin are pleased to announce that the building was sold prior to completion to local company Tetrosyl, producer of car polish brand “T Cut”. Tetrosyl is a major employer that will bring many  new jobs to the area. Pin Chairman Iftikhar Majid commented “This raising of the roof in Rochdale is the largest of its kind in the UK and we wanted to show the Manchester property community what we are now able to achieve with our skill set. We have delivered on time and within budget a fantastic distribution facility to Tetrosyl that will serve them for many years in the future”.

Industrial Agencies WHR and Davies Harrison acted for Pin. Manchester Law firm Kuits advised on the freehold sale.
