Freehold disposal of 350,000 sq ft Chepstow industrial facility completed

In one of the largest industrial deals to take place in Wales this decade, the freehold of the circa 350,000 sq ft former Mabey site at Newhouse Industrial Estate in Chepstow has changed hands with Bilfinger GVA and M4 Property Consultants acting for the vendors Mabey Group.

The facility stands on a site of approximately 17 acres and is situated at the entrance to Newhouse Farm Industrial Estate with excellent access to both M48 and M4 motorway and links across into England.  The facility provides a modern substantial manufacturing warehouse and has been acquired by AluK (GB), a leading designer and engineer of aluminium building systems, to enable its significant expansion plans.

The site was formerly owned by Mabey Group. Its Chief Executive Juliette Stacey said,   “We were determined to find a quality organisation committed to providing real, long-term investment in Chepstow, and in AluK we have found just that.  Our focus is on our skilled factory teams and specialist engineers at Lydney where we design and manufacture bridges for the UK market and export around the world”.

Tom Merrifield, Director at Bilfinger GVA in Cardiff said, “This deal reflects one of the most significant deals of the past five years and paves the way for the significant expansion plans clearly in the pipeline by AluK.  Our remit for the Mabey Group was to ensure that the site was sold to an employer who would provide long term growth and employment for the area. We’re therefore delighted to have secured the sale to AluK.  The facility is unique and offered an almost oven ready solution for AluK to relocate and grow in the short term.  The sale underpins the appetite that remains in the market for good quality industrial and manufacturing space in the right location”.

Dan Smith of M4 Property Consultants commented “The commitment by AluK underpins the importance of this location and we are delighted to have acted jointly in bringing the facility to the market and completing the sale on behalf of Mabey group”.

AluK which is currently based at Celtic Way, Newport, designs and engineers aluminium building systems. Its new facility will increase assembly and production capacity, supporting innovations in product designs and technology, as well as training, showcasing products and warehousing and office space.
