JLA leases 10,800 sq ft at Exchange Quay

Hunter Real Estate Investment Managers is continuing its letting success at the 433,637 sq ft Exchange Quay office development in Salford Quays, as critical asset supply and maintenance provider, JLA Group, has signed a 10 year lease for 10,800 sq ft of offices in Number 1.

Exchange Quay agents are Savills and Canning O’Neill. JLA was represented by Colliers.

JLA is expanding its current operation with Exchange Quay and will be creating 100 jobs in the next 3 years.

This news follows the recent announcement that investment company AJ Bell is relocating some 450 staff to the 94,037 sq ft Number 4 office building at Exchange Quay, and the deals take the total space let at Exchange Quay to over 200,000 sq ft in the last year. This demonstrates the success of Hunter’s £10M investment into upgrading the space within Exchange Quay’s six office buildings, and in transforming the public realm and on-site amenity offering.

Occupiers who have signed-up and committed to Exchange Quay in recent months include JLA, AJ Bell, Space & Time Media , insurance firm 1st Central, American multinational conglomerate corporation 3M, Beauty Bay, Bo-Concepts, Environmental Resources Management (ERM), Sage, GlaxoSmithkline Research & Development Ltd (GSK), Boxchange Associates, Wurth Electronics, North West Employers, international consultancy RPS and marketing agency K2L.

Jeremy Birkett-Jones, investment director at Hunter, said; “The momentum at Exchange Quay is showing no sign of slowing as the space is being steadily snapped up by occupiers who are keen to be part of the enhanced working environment we have created. We are pleased to welcome JLA to our growing tenant mix.”

Stephen Baxter, CEO at JLA, adds; “Expanding into Exchange Quay is another great development for JLA. We believe that the location and environment at Exchange Quay will help us to attract and recruit even more great people to add to the JLA team, which is fundamental to enable us to achieve our ambitious growth goals.”

Andrew Cooke, surveyor at Savills, continued; “As yet another deal is signed at Exchange Quay, it is clear that Hunter’s investment into bringing this key Salford Quays development back to life has been a huge success. Occupiers have always been impressed with the connectivity, location and parking on offer, but now the lifestyle element and overall feel of the development is having a major impact in attracting and retaining occupiers.”

Exchange Quay’s six office buildings range from 26,151 sq ft to 116,684 sq ft. The development, which also boasts its own dedicated Metrolink tram stop, is strategically located just off Trafford Road which links Salford Quays to both Manchester City Centre and the major motorway networks via the M602.
