Major refurbishment completed at a Queen Square office building with new tenants on board

A key Bristol city centre office building has undergone a major refurbishment with a string of new tenants including commercial law firm Beale & Company.

Beale & Company, which was advised by GVA, took 3,500 sq ft of space following the refurbishment.

Other businesses to have recently taken space at 40 Queen Square include planning consultancy Turley, advised by Knight Frank, and chartered building and property surveyors Malcolm Hollis, advised by Williams Gunter Hardwick. They join existing tenants customer engagement agency Indicia and engineering consultancy Ramboll.

There are now just three suites remaining on site – one is already under offer while the others measure 1,986 sq ft and 5,425 sq ft respectively.

Lucy Barker of JLL in Bristol, which manages the building for AEW and is joint letting agent alongside GVA, said: “Queen Square has always been popular with the professional service sector. Number 40 offers good quality, modern, refurbished space in a highly sought-after historic setting.

“The fact that we have just two spaces remaining is indicative of a high level of demand. Even given the current political uncertainty, we believe the lack of supply in the market will mean rents will hold firm. Recent office take-up figures were very strong with both Q1 and Q2 in the city centre well in excess of the five-year quarterly average; moreover, compared to the five-year half-year average, 2016 is up 43%.”

The building was acquired by AEW last year and has undergone extensive refurbishment. This includes the communal areas, new bike racks and showers.

All the newly let suites are fully refurbished to a high specification including new suspended ceilings, new carpets, LED lighting with PIR detection and lighting control modules, and VRV heating and cooling systems which have improved their energy efficiency and flexibility in terms of tenant comfort.
