5,500 sq ft design and build office deal done at Ivanhoe Business Park

Over the last couple of years Clowes Developments Ivanhoe Business Park at Ashby-de-la-Zouch has seen more design and build deals agreed and subsequently start and complete on site than probably any other development site throughout the East Midlands. This trend shows no sign of slowing as agent for the scheme, Tim Gilbertson of FHP who acted jointly with Phil Randle of Salloway, is pleased to confirm a further deal which will see the construction of a bespoke Grade A office of just over 5,500 sq ft for expanding local occupiers Premtech to locate onto the site.

Already based in Ashby, Premtech have taken the wise decision to relocate from their current office base and secure a prime new design and build opportunity on Ivanhoe Business Park, a location unrivalled in the region benefitting from ease of access to the centre of Ashby and M/A42 whilst also encountering none of the parking and access problems associated with other schemes in the region.

With work due to start on site any day, this latest development will augment buildings currently under construction for Tame Logistics, Woodward Vets and Incredible Kids Day Nursery plus seven trade counter/industrial/warehouse units which are being built speculatively by our clients to meet market demand.

Tim Gilbertson who agreed the deal with Premtech commented:

“This is a great deal to report not only from a property perspective but also to see a local company growing and staying in the region. Premtech offer bespoke engineering consultancy and design management services to companies in the energy sector and have grown substantially in recent years. Therefore to meet their office space requirements, a move was essential but equally essential was a readily accessible base close to their current location to ensure staff retention.

I am pleased to say that they quickly identified Ivanhoe as the ideal location and moved swiftly to secure and arrange to purchase a bespoke office of just over 5,500 sq ft. Ivanhoe provides any occupier with superb transport links but also an easy route into and away from their premises, an increasingly important consideration for businesses in the region. Premtech will join a growing list of occupiers on the business park and with further deals in solicitor’s hands at present our clients, Clowes Developments and ourselves hope to announce shortly the completion of further transactions and the arrival of more satisfied occupiers.”

Ed Porter at Premtech commented:

“Myself and my fellow Directors are delighted that we have secured this opportunity at Ivanhoe Business Park. As soon as we made the decision to relocate there really only was one choice in terms of location given the quality of product available at Ivanhoe but also its proximity to the centre of Ashby, M/A42 and perhaps most pertinently the ease of access available together with the relationship we have developed with Clowes during our negotiations.

We can’t wait to move into the new premises, our business is based upon providing high quality service for our clients and therefore by procuring this property not only can we take on additional key employees but also retain our hugely important and valuable staff by remaining close to our previous base.”

Overseeing the transaction and indeed the construction of the new building will be Development Director at Clowes Developments, James Richards who added:

“We have already had a great star to 2016 with a number of buildings now coming out of the ground and approaching completion but to add Premtech to our list of occupiers on the business park is fantastic news. We really do cover all sectors of the market at Ivanhoe and still have plenty of land available to accommodate potential buyers or tenants in the office, industrial or distribution markets looking to buy or rent quality purpose built space.

Our faith in the location is such that we are speculatively constructing seven further small warehouse/trade counter/industrial units which will be available for occupation before the year end and already three of these are ‘under offer’.

We won’t though rest on our laurels and will continue to do all we can together with our agents to ensure that Ivanhoe Business Park remains the premier employment destination for the region.”
