Plymouth’s key business parks reflect upbeat forecasts

Reports of steadily increasing confidence around Plymouth’s business community have been seconded by commercial property agents Bruton Knowles – who are reporting more deals and increased activity on the city’s industrial estates.

Mark Slade from the firm’s Lockyer Street office has already let a clutch of buildings on the city’s principal industrial sites and has instructions on a further half dozen varying in size from 1,000 to more than 21,000 sq ft.

Mark has just completed a deal on a 4,621 sq ft light industrial unit at Meadow Close on the Langage Business Park on behalf of Tasman House Developments. Courier Force Logistics Ltd has signed the new five year lease on the unit which is within one mile of the A38 Devon Expressway.

Also on the Langage Business Park is Unit 8 at Meadow Close. The 18,258 sq ft warehouse facility with offices on the first floor is for sale, while there is a lease available on Unit D on Eagle Road, a 14,380 sq ft warehouse.

Mark is also looking for a new tenant for Bowman House on Beechwood Way on the Langage Business Park. The 21,342 sq ft warehouse and industrial unit consists of a manufacturing area with two floors of office space and parking for 65 cars.

Mark said: “Langage Business Park is part of the largest concentration of employment space in the South West and acts as a weather vane for commercial activity in the Plymouth area.

“Looking at the available space we seem to have the majority of it. We have three buildings of between 15-20,000 sq ft on the market at the moment. Flexibility is key and there are different sizes, configurations and lease options to suit SME needs.”

Other occupiers include Pepper Communications, Orange, Encon, Geocel, Applied Automation and Air Liquide.

Moving to the Forresters Business Park just off the A386 Tavistock Road, Mark is marketing a brace of industrial warehouse units, each of 1,000 square feet at 17b and 17c Estover Close. The units are for sale on a freehold basis at £130,000.

Finally, Units D and E Huxley Close on the Newnham Industrial estate at Plympton are also available to let. The 3,207 sq ft industrial and warehouse unit also includes office space.

Mark added: “All of these sites include a number of parking spaces.”
