Topland completes five lettings at Cardiff’s tallest office building

Five more companies have taken office space at Capital Tower, Cardiff’s tallest office building, owned by Topland.

The new tenants have taken a total of 14,547 sq ft of space between them and that – coupled with the 15,720 sq ft leased by the AA in the summer – means that six floors of the 24-storey city centre tower block have been let within the past six months.

In addition, Topland has established a highly-successful 20,000 sq ft Business Centre within the tower, which is running at almost 100 per cent occupancy, providing flexible working solutions for a wide range of local and national businesses.

Knight Frank and Fletcher Morgan advise on new lettings at the 24-storey Topland -owned city centre building.  Mark Sutton, partner at Knight Frank, said: “The multi-million pound rolling refurbishment by owners Topland is paying dividends. Following the arrival of the AA to the refurbished 15th, 16th and 17th floors, Capital Tower has been going from strength to strength and as a result of the recent spate of lettings less than a quarter of the building now remains vacant – a great endorsement of the quality refurbishment.”

LetMC has taken a 10 lease on a 3,347sq ft suite on the 8th floor. LetMC was established in 2004 by Cardiff-based letting agency Pinnacle to develop specialist software for letting agents all across the UK.

Head of HR and Strategic Projects Louise Dunne said: “We were impressed with the quality of the refurbishment being carried out and, compared to the other 20 properties we looked at in central Cardiff, Capital Tower offered by far the best combination of value for money, professional environment and location.”

Specialist SAP technology recruitment provider Recruit 121 has leased 3347 sq ft on the 14th floor on a 10 year lease.  Managing Director Che Hookings said: “We looked at lots of buildings across Cardiff and Capital Tower was by far the best option, giving us increased and improved office space that is really bright with fantastic views across the city.

“The building has a very professional feel and our move here has been very popular with all our staff.”

Pulse Healthcare has taken 3,000 sq ft on Floor 9. In addition, Robert Half Ltd has taken a 10 year lease on 2,253 sq ft on the 14th Floor, and Allianz Cornhill Management Services Ltd has leased 2,600 sq ft on the 9th Floor on a five year lease.

The five new tenants agreed rentals at up to £14.50 per sq ft.

John James at Fletcher Morgan said: “Capital Tower’s panoramic views of the city and beyond, coupled with flexible floor plates, provide an attractive proposition for occupiers. The refurbishment programme that is underway will reconfigure the ground floor reception and upgrade the last remaining upper floor suites to further enhance the building’s appeal.

“Capital Tower sits within Cardiff’s core office and leisure district, next to the Hilton Hotel and close to the Millennium Stadium, Cardiff University and St David’s Shopping Centre. The position in the heart of the city centre has always been popular with occupiers.”

Mark Sutton at Knight Frank added: “Capital Tower is the only true office tower in the City of Cardiff and offers quality office accommodation with fantastic views.  We have seen a notable upsurge in enquiries since the building was acquired by Topland.”

There are suites currently available from 1,129 sq ft to 5,497 sq ft on the upper floors.

Pulse Healthcare works with over 200 partners, including more than 135 NHS Clinical Commissioning Groups, to support people with a variety of specialist care and clinical needs. Robert Half is a recruitment services company with offices in 19 UK locations, and Allianz Cornhill Management Services is part of the Allianz Insurance group.
