Two commercial properties in Garngoch Industrial Estate Swansea have been disposed of in the former Trojan Electronics premises with national commercial property consultancy Lambert Smith Hampton (LSH) negotiating terms.
The 17,248 sq ft Unit 8 Llwyn yr Graig has been let to Euro Car Parts Ltd on a ten year lease and at a rent of £60,000 per annum while Decadent Vapours Ltd has bought the adjacent Unit 12.
Decadent Vapours paid £300,000 for the 6,675 sq ft property which was originally built by the Welsh Development Agency in the early 1990s and later occupied by Trojan Electronics.
LSH represented the private owner of the properties in leasing and selling the two properties now that Trojan has relocated to a refurbished 180,000 sq ft facility at Fabian Park in Jersey Marine.
Comments Jason Thorne of LSH’s industrial agency team: “We are not surprised by the appeal and what has been a quick turnaround of these two properties as even though they were built some 25 years ago they were well constructed and of a high enough quality that has allowed them to stand the test of time and still provide accommodation that appeals to today’s marketplace”.
Decadent Vapourts Ltd has 30 staff at its Swansea base and is set to move into its new premises at the end of this month (September).
“The move will help us to comply to the new standards required for e-liquid manufacturers, “ explains Archie Powell of Decadent Vapours, “and will allow us to expand as demand for our products continues to grow.”
In preparation for the move, the company has installed a new laboratory and added a mezzanine level for offices, a canteen and meeting rooms.
“The move and exchanging of contracts was very straightforward and we look forward to working with LSH in the future,” adds Archie.
BTS Consultants and Chartered surveyors represented Euro Car Parts, a company which has 190 branches nationwide and is building on the success of its car parts, accessories and tools operation by opening a second Swansea base in Garngoch. Euro Car Parts has an established unit on Mannesman Close in Llansamlet.
