Letting success at Queen Charlotte House, Bristol

Property agent Knight Frank has secured another new tenant at Queen Charlotte House, the multi-let office building on Queen Charlotte Street, in Bristol city centre.

Independent Bristol-based IT solutions specialist Solsoft has leased a 3,518 sq ft office on the fourth floor, on a five year lease at a rent of £16.25 per sq ft.

The company, which provides IT Managed Services to SMEs in the South West and across the UK, was established over 10 years ago.

Mike Ralston of Solsoft commented: “After 15 enjoyable years in Clifton it’s nice to be back in the commercial thick of it of BS1.”

Chris Meredith of Savills who acted in the acquisition for Solsoft stated: “In a tight office market and after a sustained period of searching we are delighted to have found Solsoft such high quality and suitable accommodation for their business needs going forward.”

Andy Smith, associate in the Knight Frank Bristol offices agency team, said: “Our clients here have undertaken one of the most exciting refurbishment projects in the city centre, providing light contemporary space in what was a very dilapidated building. Having invested in the building they have reaped the benefits, pre-letting five of the six floors and landing Solsoft shortly after completing the project.”

Knight Frank advised landlord QCH Ltd on the transaction, while Savills acted for the tenant.
