Refurbished office space will help ease Worcester’s growing office shortage

Available over two floors of 4,106 sq ft and 4,398 sq ft, Red Hill House stands on the main A44 London Road on the eastern side of Worcester, one mile from Junction 7 of the M5 motorway and two miles from the city centre. It has been brought onto the market by GJS Dillon

Worcestershire commercial property consultancy GJS Dillon LLP has brought nearly 9,000 sq ft of refurbished office space onto the Worcester property market to help ease the growing shortage of quality office accommodation in the city.

Available over two floors of 4,106 sq ft and 4,398 sq ft, Red Hill House stands on the main A44 London Road on the eastern side of Worcester, one mile from Junction 7 of the M5 motorway and two miles from the city centre.  The open plan offices have been completely refurbished and offer good natural light, modern suspended ceilings, comfort cooling, raised access floors, private meeting rooms and 31 car parking spaces.  The guide rent is £10 psf exclusive.

According to letting agent Lynne Davies of GJS Dillon’s Worcester office, Red Hill House will appeal both to growing Worcester businesses and to organisations looking to relocate to the city to take advantage of the area’s fast growing economy.

She says: “There is a strong demand for office accommodation in and around Worcester at present.   With very few properties available which offer more than 5,000 sq ft, Red Hill House is well suited for larger organisations looking for office space in the city.”

Earlier this month, GJS Dillon revealed that take up of office space in Worcestershire increased by nearly 20% from 356,293 sq ft in 2013 to 425,759 sq ft in 2014.

Mrs Davies confirmed that demand for office space is also high in Malvern, Bromsgrove, Droitwich and Redditch.  She says:  “We’ve seen strong take up of office space in the city in recent months with occupiers being encouraged by Worcestershire being the third fastest growing economic area in England, combined with easy access to the national motorway network, a flexible workforce, key lifestyle factors and assistance from the LEP, County Council and other public sector bodies.

“In addition to Red Hill House, we still have modern offices available for sale or lease at Elgar Business Centre to the west of the city centre where Unit 5 is available to purchase at 1,633 sq ft and Unit 1 is available to lease at 1,077 sq ft.  We are working hard with a number of developers to help combat this growing shortage of office space, before it impacts on economic growth.”
