Wolverhampton’s first post-recession speculatively built small unit scheme completes at Bentley Bridge

Construction of Wolverhampton’s first speculatively built small unit scheme since the recession has now completed at Bentley Bridge Business Park.

Phase 2 of Bentley Bridge Business Park is being developed by Clowes Developments UK Ltd. Located off Wednesfield Road, Wolverhampton, the scheme can cater for occupier requirements from 5,000 sq ft to 33,000 sq ft.

The development is likely to appeal to the retail trade counter sector and to smaller e-tailing, warehouse and manufacturing sectors and follows on from the success of Phase 1 which is fully let and home to manufacturer Donghua (UK) Ltd, Euro Car Parts, Principal Hygiene, Toolstation and Wolverhampton City Primary Care Trust.

James Richards of Clowes Developments UK Ltd commented: “For some time we have seen the property market strengthening and we are happy to have now completed the speculative development of Phase 2 Bentley Bridge Business Park. To date we are very pleased with the interest we have received in the scheme and are confident that we can now offer a product that will be well received by the market.”

DTZ and JLL are joint marketing agents on Bentley Bridge Business Park.

Jonathan Robinson of DTZ’s Industrial agency team commented: “We are delighted to be able to launch the eagerly anticipated Phase 2 of Bentley Bridge Business Park. The high quality units offer occupiers flexibility to either own or rent brand new premises in a sought after prominent roadside location in Wolverhampton.”

He continued: “We’ve received strong interest since construction began and are currently in advanced talks with a number of occupiers who are looking to expand in the city. Two units are already under offer and we expect our first sale to be concluded by the end of this month.”

Steven Jaggers JLL commented: “Having received strong interest from the outset and with two buildings currently under offer, it demonstrates that construction of Phase 2 of Bentley Bridge was the right decision for Clowes.”
