In one of the largest deals in central Birmingham this year, Threadneedle has secured the Legal Ombudsman for a 21,000 sq ft lease at Quay Place in Edward Street, adjacent to the National Indoor Arena.
JLL and CBRE acted on behalf of Threadneedle Investments and GVA represented the Legal Ombudsman, which will take a 10-year lease on the first and second floors of Edward House at Quay Place, one of six individual character buildings set around a central courtyard.
The letting will see the Legal Ombudsman realise significant savings by relocating from Baskerville House, where it currently occupies 41,000 sq ft over the fifth and sixth floors.
George Jennings from GVA commenting on behalf of the Legal Ombudsman said: “Edward House at Quay Place provided an attractive proposition for the Legal Ombudsman to save on overall costs, with no compromise on facilities and accommodation. Edward House provides an excellent working environment, with large open-plan floor plates, plenty of parking and it’s just a short walk from Brindleyplace, the city centre and the Legal Ombudsman’s existing building.”
The letting now sees Edward House at Quay Place fully occupied, with strong interest for some of the remaining Quay Place accommodation, as Kelvin Craddock from JLL reports: “Quay Place is becoming an increasingly popular location for occupiers, attracted by a wide variety of floor plate sizes and the pleasant secure working environment on offer. With a rise in market activity across the city, occupiers are finding it increasingly difficult to identify competitively priced refurbished accommodation, which is evident by the interest currently being witnessed at Quay Place. With the remaining 58,529 sq ft space providing floor plate sizes of 2,100 to 8,500 sq ft, or self-contained buildings of 8,500 to 19,500 sq ft, Quay Place has something to offer most occupiers.
