Largest Grade A office sale in region for two years

Vail Williams LLP have secured the largest Grade A office sale in the region for over two years with the disposal of Phoenix House on Botleigh Grange Office Campus in Hedge End to a joint venture between Helical Bar plc and City Estates Ltd.
 
Phoenix House, which was built in 2008, comprises a detached office building with a net internal area of 23,408 sq ft (2,174 sq m) with open plan accommodation over the ground and first floors. It has an impressive central double height reception and could be divided to house up to four tenants. Amenities include comfort heating and cooling, eight person passenger lift, WC & shower facilities on each floor plus 95 car parking spaces.
 
Located in Hedge End, the building is part of the Botleigh Grange Campus with facilities including a hotel and conference centre with spa, pool, gym and restaurant. It is located 1.5 miles from Junction 7 of the M27 and four miles from Southampton International Airport and Southampton Parkway Railway Station.
 
Helical and City Estates was the successful purchaser from amongst fourteen serious expressions of interest.
 
Vail Williams LLP were acting for the sale on behalf of the Receivers who had been appointed by Lloyds Bank.
 
Vail Williams are also pleased to confirm that they have now been appointed as part of the letting team with Hughes Ellard. The property will be renamed The Pavilion and will be available on a new full repairing and insuring lease at a quoting rent of £18.75 per sq ft.
