Unit B at Railway Triangle site in Portsmouth now open for leasehold occupancy

A state-of-the art warehouse on the South Coast has officially been launched. Fully electric and net-zero enabled, Unit B at Railway Triangle, Walton Road, Drayton, Portsmouth, was unveiled in front of 30 industrial property agents, with the city’s Lord Mayor and Lady Mayoress cutting the ribbon.

The speculative redevelopment by real estate manager DTZ Investors totals 106,605 sq ft and includes the 99,073 sq ft warehouse, a first floor 3,577 sq ft office and a 3,955 sq ft office on the second floor.

Following practical completion in November, to give a sense of scale – and possibly a regional first for a warehouse launch – attendees were invited to play friendly games of the popular racquet sport pickleball inside the warehouse.

Designed in line with the latest Part L Building Regulations, which focus on energy efficiency, the warehouse has 2.1 MVA power supply, floor loading of 50 kN/sq m, 12m height to underside of haunch and insulated doors.

For sustainability, there are solar PV panels, LED lighting, enhanced landscaping, a VRF heating system to offices for optimal comfort and performance and leak detection technology.

Logistics and operational capability include four level loading doors, six dock loading doors and two Euro dock level doors, with yard depths 43 m to 47 m, EV charging spaces (7 kW supply each), 100 car parking spaces, plus six disabled car spaces, and cycle storage facilities.
