Rapid deal sees MSO Workspace arrive at Eleven Brindleyplace

A high quality business centre offering serviced offices and meeting rooms is being launched at Birmingham’s Eleven Brindleyplace, it has been announced.

The deal sees MSO Workspace taking 8,645 sq ft of grade A office space on a 10-year lease (check) at the award-winning building which was sold last month to a fund managed by Benson Elliot.

Cube Real Estate, retained as asset managers, said the deal – completed just a few days after Eleven Brindleyplace changed hands – demonstrated the demand for grade A office space in Birmingham is strong.

Eleven Brindleyplace – a striking 12-storey building combining outstanding architecture and a prestigious location – was named ‘Best of the Best National Commercial Workplace’ by the British Council of Offices in 2010. It has a track record of attracting high quality occupiers including Friend LLP, Global Radio, Capita, Allegis, Hettle Andrews & Associates, Robert Walters, TEK Systems & Aston Carter, Argent, the Institute of Directors and Colliers International.

The new MSO Workspace Business Centre will offer exceptional serviced offers and meeting rooms across the entire second floor of the landmark building.

Jonathan Lawes, head of asset management at Cube, said: “We were able to package a deal and complete with impressive speed, securing the letting of an entire floor in just a matter of days. MSO Workspace will bring added life to the building, act as an incubator for growing tenants up the building and generate the momentum to kick start our letting campaign”.

MSO Workspace managing director Steve Lyons said: “Eleven Brindleyplace is the ideal location for our latest business centre and we are looking forward to welcoming our customers to one of the best commercial workplaces in the UK.

“It provides an excellent environment to suit individual business needs combined with first class facilities and, thanks to the floor to ceiling glazing, impressive views across the city of Birmingham. High speed passenger lifts, comprehensive data connectivity, wi-fi and an integrated security system further enhance the business environment.”

John Griffiths, of office leasing agents GBR Phoenix Beard, said: “The arrival of MSO Workspace is great news both for Eleven Brindleyplace and for Birmingham and the city’s business community. The deal follows hot on the heels of the announcement that Colliers has extended the terms of its lease and clearly demonstrates that the exceptional office space, services and facilities represent a unique and highly attractive proposition in the Birmingham office market.”

Eleven Brindleyplace has been designed specifically to meet the needs of occupiers looking for efficient office accommodation that doesn’t compromise on quality. The flexible 8,645 sq ft floorplates can accommodate a variety of configurations that allow businesses to create environments that perfectly suit their needs.

With stylish business lounge facilities, the innovative Meetingspace and reduced utility costs through its BREEAM ‘Excellent’ specification and on-site landlord support, Eleven Brindleyplace represents one of Birmingham’s best business addresses. It is being marketed by joint agents GVA and GBR Phoenix Beard.
