Anniesland Refurbishment Boosts Occupancy Levels

Significant investment and refurbishment of units at Anniesland Business Park has allowed the owners Hermes Real Estate to maintain and improve occupancy levels at the Glasgow site.

A £400,000 upgrade to Unit 2, managed by FG Burnett, has been completed for Plumbing & Hygiene Services (PHS) which has agreed a renewed 10 year lease on the redeveloped facility.

The unit previously measured over 16,000 sq ft and this was reconfigured and resized to facilitate PHS’ requirement. With construction completed over 27 weeks, Hermes Real Estates permitted PHS an adequate migration period, ensuring seamless business continuity for the occupier.

Stephen Ellis, Asset Manager at Hermes Real Estate, said: “The smooth transition and completion of the refurbishment of the unit at Anniesland Business Park has limited the impact to trading for PHS and has afforded them an excellent unit, refurbished to meets their needs. This is in line with our occupier-led approach at Hermes Real Estate.”

Ross Sinclair of letting adviser FG Burnett, said: “We are delighted to have retained PHS within Anniesland Business Park and their long term commitment is testament to the quality of the estate and the landlord’s ability to react to occupier’s specific needs. The facility has been delivered on time, within budget and with minimum interruption to PHS’ business operation.

“It is an exciting time at Anniesland at present as we have just completed the refurbishment of Unit 1 to provide 5,000 sq ft with a similar sized secure yard, located at the entrance to the estate. Otherwise, a broad range of options are available from 1,000 to 17,500 sq ft within a prime located fully secure environment.”

David Cobban of Savills, who represented PHS, added: “Anniesland Business Park is an established industrial location that offers strong transport links and good quality accommodation to suit the needs of our client. We are therefore pleased to have agreed a deal which secures their prolonged stay at the park and this new position offers improved prominence.”

Angus Forbes of FG Burnett acted as Contract Administrator and CDM Co-ordinator for the refurbishment. He said: “Hermes Real Estate has also now instructed FG Burnett on the redevelopment of Units 3 and 4 to provide facilities of 3,000 and 17,500 sq ft. It is envisaged that the works will commence during the summer with completion aimed at early 2015.”
