J S Wright lands c£6.5m deal to regenerate Alperton Gateway

Leading building services provider J S Wright has secured a c£6.5m deal to transform a brownfield area of Alperton in north-west London to a thriving gateway to the West End.

The four-year project involves the design and installation of mechanical services for 441 new apartments, on the site of a B&Q store overlooking the Grand Union Canal at 243 Ealing Road, for joint venture partners Hill Residential Ltd and Network Housing Group.

The £100m development will include 54 apartments that are being built for shared ownership and 57 homes that will be offered at an affordable rent for local residents, interspersed with courtyard gardens and 15,000sq ft of commercial space.

J S Wright, which has offices in Birmingham and London, will be providing a central energy centre with a combined heat and power boiler for the properties, which are being built in seven blocks of up to 14 storeys to Code for Sustainable Homes Level 4.

The company will also be providing low pressure hot water (LPHW) and boosted cold water distribution services, LPHW heating supplied under floor and through radiators, and ventilation by means of mechanical extract and heat recovery systems.

In addition J S Wright will be installing a heating interface unit with pre-payment metering in each apartment to deliver domestic water services, sanitary and waste services, and internal and external rainwater harvesting systems.

J S Wright has already begun work fitting the external services and is set to start work on the internal systems this month in time for completion in November 2017.

The gateway project is part of a masterplan by Brent Council to create a family neighbourhood, complete with a new school and shops, health centre and business premises for Alperton which has fast Tube links to the West End.

J S Wright has recently completed a £4.5m contract to design, build and install the mechanical services for Zenith House, a 16-storey residential tower in Barnet, for Hill Partnerships and Genesis Housing Group.
