New letting fuels further success at Sandy Hill

Greenergy chose the site at Sibson Mill’s Vantage House scheme on the Sandy Hill Business Park, because they were looking for a high quality property that was easily accessible by road and rail and some of its staff was already located in Tamworth.

Andy Darling from Greenergy said “Having recently insourced our haulage operations, we were looking for a property to house a new 24/7 control centre to manage our logistics operations within our business. It needed to be a statement building that reflected our status in the marketplace and Vantage House ticked all the boxes for quality and location.”

Sandy Hill Business Park has been one of the few speculative success stories in the economic downturn, with consistent lettings from national occupiers and nearly 40,000 sq ft of offices developed and virtually fully let.

Greenergy’s letting of 3181 sq ft at Vantage House means the building is now 100 per cent let, however, a further 5,000 sq ft is becoming available in an adjacent building, High Point on Sandy Hill Business Park, which can be split into two offices of 1633 sq ft and 4946 sq ft.

Now with a lack of good quality office space available in the market, Sibson Mill is turning its attention to the possibility of starting a sixth speculatively built office scheme or working with an interested occupier on a prelet.

“We still have land at Sandy Hill which can accommodate new premises from 5,000 sq ft up to 70,000 sq ft. In a more risk averse world where financial institutions are looking for greater assurance, we can clearly back up our claims to deliver developments with Vantage House and High Point bearing testament to the quality of build we can offer,” said Sibson Mill Properties’ director, Tom Smith.

“Whilst many thought we were pitching the offices wrong initially by creating a high-end office environment, we have demonstrated an understanding of the market and proven that with the right location, just a few minutes from J10 of the M42 – successful national occupiers are attracted when looking for statement offices in the region with good rail and road access.”

Peter Hicks from local agents, Peter J Hicks & Co who act jointly with Jones Lang LaSalle said: “We are already having conversations about where we go next with Sandy Hill. It’s clearly been a winning formula and now with the market drying up for new-build offices in the area, many occupiers are looking at the pre-let route and obviously we have case for a further speculatively built scheme too.”

Jones Lang LaSalle’s Birmingham-based head of office agency, Jon Carmalt, agrees with Peter Hicks market assessment and said: “Sandy Hill has attracted so many quality operators, it really does stand out in the area. Greenergy is just one example. The company has exciting plans for its new offices and are currently fitting out its new logistics centre which will be a showpiece for the organisation.”
