Watling selling prime Yorkshire industrial investment for £2.575million

Watling Real Estate is selling a Yorkshire industrial investment opportunity of three modern, self-contained units on the popular Shaw Cross Business Park in Dewsbury for offers based on £2.575 million.

Ian Whittaker and Daniel Edmundson of Watling are marketing the units which have sitting tenants and produce a combined current annual income of £192,000.

The three units are 4, 4a and 9a Horace Waller VC Parade on Shaw Cross Business Park located 1.5 miles north east of Dewsbury town centre and ten miles south west of Leeds city centre.

They are occupied by three established Yorkshire businesses, and the three units total 29,311 sq ft including 4,376 sq ft of mezzanine space.

Ian Whittaker said: “This is a quality investment opportunity with established tenants on good length leases but with the potential for various asset management opportunities including an outstanding rent review of Unit 9a, offering significant immediate reversion.

“The three units currently produce £192,000 but have an estimated rental value in excess of £236,000 per annum.

”The low purchase price of £2.575 million reflects a low capital value of just £87.85 per sq ft.,” he said.

Shaw Cross Business Park is under ten minutes from both the M1 and M62 providing fast access both to the north east and the national motorway network. It is close to Batley and Dewsbury railway stations, with Leeds Bradford Airport 15 miles to the north.
