St Helens based Network Space Developments has secured a resolution to grant outline planning permission for the redevelopment of the former Cadent Gas Works site on Winwick Road, one of Warrington’s most prominent and strategically located employment sites.
The site can accommodate up to 100,000 sq ft of high-quality employment space for a range of industrial and business uses within Use Classes E(g)(ii)(iii), B2 and B8, together with ancillary office accommodation.
The site occupies a highly visible position on the A49 Winwick Road, one of the main arterial routes in the area, and sits immediately to the north of Warrington town centre. It benefits from exceptional connectivity, lying close to the primary North West motorway interchange, with direct access to the M62 and M6, placing Liverpool, Manchester and the wider region within easy reach.
The redevelopment will transform a long redundant brownfield site into a modern employment destination, capitalising on its prominence and accessibility to deliver high quality, sustainable workspace in an increasingly sought-after business location.

The planning application was supported by planning consultants, Spawforths. The wider professional team includes GWB Associates, AEW Architects, Stantec, RPS Group providing heritage advice, Pennine Ecology and Richard Eaves for landscape design. Savills, through Alex Palfreyman, and B8RE, through Jon Thorne, have been appointed as joint agents to market the opportunity.
