Augur Group and Firefly Capital Real Estate have completed a comprehensive refurbishment of 7 Park Row, Leeds following their acquisition in June 2024. The upgrade has significantly enhanced tenant facilities while delivering a striking new aesthetic to the common areas.
The 50,000 sq ft Grade A office building is situated in a prime location, a short walk from Leeds railway station. Park Row famously connects the financial and retail districts of the city centre and is one of the most sought-after business addresses in Leeds.
Newly refurbished luxury office floors are now available on a fully fitted or Cat A basis, ranging in size from 2,000 to 4,650 sq ft. A stunning new reception featuring soft seating, breakout areas and touchdown space, as well as upgraded amenities including a gym, lockers and changing facilities, will provide first-class comfort and functionality for tenants, creating an inspiring and productive workplace.
Coinciding with the refurbishment, the 9th floor suite has already been let to Gridtec, a leading multi-disciplined engineering infrastructure business, while a 2,713 sq ft suite on the 8th floor is under offer.
The owners commented: “This has been a very significant and exciting acquisition for us. The building was comprehensively refurbished by the previous owners in 2017-18 with over £7m invested including new M&E and glazing. However, we felt that the common parts and amenities could be substantially improved to bring them in line with the building’s overall quality and strength of location.”
The building has strong ESG credentials with a BREEAM rating of Very Good and EPC A rating. It also features a flexible lower ground floor suite which provides between 5,300 – 9,600 sq ft of space, suitable for a variety of uses including leisure, medical and education.
Knight Frank, who are advising the owners, commented “As demonstrated by the recent letting activity there has been strong interest in this magnificent building. Remaining suites include 3,077 sq ft of fitted space on seventh while the 4,656 sq ft sixth floor can be split to provide bespoke fitted suites to suit the needs of tenants.”
Dan Wagner of Gridtec commented: “We are delighted with our new offices at 7 Park Row. The light and airy loft-style feel of our suite, combined with the layout, is perfect for our needs. And it goes without saying that the location is bang on. We couldn’t be happier.”
Knight Frank and Carter Towler are the office letting agents. The leisure unit is available via RK Real Estate and Lyons Thompson Letts.
