Developer Chancerygate has submitted plans to speculatively develop 53,000 sq ft of Grade A sustainable urban logistics space in Old Trafford, Manchester
Called UrbanX, the proposed development will comprise two leasehold units, one offering 30,200 sq ft and the other 22,800 sq ft, which will both target EPC A+ and BREEAM Excellent ratings. Once complete, the scheme will have a gross development value of around £15m.
Located on Brindley Road, less than one mile from Manchester city centre, the two-acre site is adjacent to the Bridgewater Way arterial route and the established Trafford Park and Salford Quays areas.
Chancerygate senior development director, Chris Brown, who is based in the company’s Warrington office, said: “Our proposed UrbanX development will enable urban logistics occupiers to conveniently serve the expanding Manchester city centre.
“The development will also offer a Grade A opportunity to those occupiers being impacted and displaced by the widespread regeneration plans coming into effect around Wharfside and Old Trafford Football Ground’.
“The proposed scheme is targeting best in class ESG credentials and specification, appealing to modern logistics and distribution businesses across the region.
“We now look forward to working closely with Trafford Borough Council to progress our planning application and to deliver a prime economic asset for the city.”
Founded in 1995, Chancerygate is the UK’s largest urban logistics property developer and investment manager and the only one operating nationwide.
Chancerygate currently has around 1.41m sq ft of urban logistics space under construction or ready for development across 11 sites ranging from Edinburgh to Croydon.
Agents for the development are BC Real Estate and Savills.
