Success of The Pavillions, Solihull underpinned by purchase of units by occupiers

Occupiers at The Pavilions office development in Solihull have been so impressed with the quality and accessibility of their offices that they have purchased the buildings outright.

The two buildings of 8,500 sq ft and 1,850 sq ft, were purchased by affiliated pension funds to the occupiers, Data Development Services / The Parts Alliance and The Wattrus Group.

Situated just off Junction 4 of the M42, the Pavilions comprises 12 self-contained, two-storey office units, set across two acres. Less than two miles from Solihull town centre, The Pavilions also offers excellent transport connections by both road and rail.

Since being completed in 2007, The Pavilions has proven to be popular with companies looking for out-of-town office space, with 75 per cent of units either sold or let, leaving just four units – ranging from 1,925 sq ft to 3,164 sq ft – unoccupied, one of which is under offer. The units are available from £300,000, representing excellent value for money.

The scheme is being jointly let by leading independent property advisor GVA and KWB.

Adrian Griffith, Associate, GVA, said: “These buildings are Grade A specification, energy efficient and self-contained. Combine these features with their proximity to the national motorway network and ease of access to the amenities of Solihull town centre and it is clear to see why The Pavilions has been such a successful scheme.

“These buildings are being purchased very much as an investment by their occupiers, who have recognised the long-term potential that can be offered by The Pavilions.”

Mark Robinson of KWB, GVA’s joint agent for the scheme, said: “In addition to the existing buildings we are also marketing a cleared site of 1.83 acres which has consent for a second phase of the scheme comprising 12 courtyard office buildings. Alternative complimentary uses could be considered here, such as a doctors surgery, subject to planning.”

Each building offers occupiers an open plan environment, supported through excellent car parking and private road access. There is a high level of sustainability and environmental awareness built into the site, with each unit offering dedicated bike parking and shower facilities for employees who choose to cycle or walk to work.

Set in an established office/business park location, The Pavilions offers a range of local amenities in the immediate area, including two David Lloyd Health Clubs, Sears
Retail Park and a number of high quality bars and restaurants.
