Welcome Building®, an outstanding new workspace in Bristol, delivered in a joint venture between EPISO 5, a fund managed by Tristan Capital Partners, and Trammell Crow Company, has been announced the winner of the Development of the Year Midlands and South Award at the Unlock Net Zero Awards, held on 24 June.
The Unlock Net Zero Awards celebrate the success and collaboration of individuals, teams, projects and organisations in delivering a successful net zero transition. The Development of the Year Award recognises Welcome Building as an exemplar of sustainable development not just in Bristol but across the Midlands and South region.
The judges said: “This project is all about performance – targeting and achieving a huge array of top-tier certifications while delivering net-zero operation and strong tenant well-being. The connectivity to the Bristol Heat Network is a big win.”
Sustainability is at the heart of Welcome Building®, which provides 207,000 sq ft of best-in-class workplace and the largest available floorplates in the city. The building is all-electric, powered by renewable energy and aims to be net zero carbon in operation. It has secured a Design For Performance NABERS UK Target Rating of 5 stars for energy efficiency, an EPC ‘A’ rating, and is targeting BREEAM Outstanding.
Materials used on the project are 100% recyclable and sustainable and, overall, 10,000 tonnes of carbon was saved in construction (equivalent to over 6,000 return flights from Bristol to New York!). The building is on track to reduce both C02 emissions and water consumption by 40%.
Welcome Building® has already confirmed DAC Beachcroft and Unite Students as occupiers, attracted to the quality, flexible, light-filled workspace and its exceptional amenities and facilities. A stand-out feature of the building is the unique, amenity-rich street on the ground floor, which creates a hotel-style, vibrant hub to foster a collaborative business community, with a café bar, breakout space, meeting places, and an auditorium as well as specially commissioned public art.
Toby Pentecost, Senior Vice President and head of UK offices at Trammell Crow Company commented: “We set out to create a workplace of the future while setting a new standard for sustainability, wellbeing, community and flexibility in Bristol and the UK. We are delighted to have been awarded Development of the Year by the Unlock Net Zero Awards, testament to the hard work of an exceptional project team and a commitment to ensure minimal environmental impact.”
James Brodie, Managing Director, at Tristan Capital Partners, added: “Welcome Building® is an exceptional development. A best-in-class workspace, it has already been recognised by major industry awards for its sustainability, design and delivery. Winning this award confirms its market-defining ESG credentials.”
