The new Princess Quarter office building scheme has been completed in Swansea, adding 15,000 sq ft of Grade A office space in the city centre.
Extensive redevelopment by local developer Kartay has transformed a four storey 1950’s building on the corner of Princess Way and St Mary Street into a high quality addition to the city’s skyline, with retail units on the ground floor and three storeys of exceptional office accommodation above.
Kartay has appointed property consultants Knight Frank and Glanmor Chartered Surveyors as joint letting agents to market the new scheme.
Tom Eddolls, of Knight Frank, said: “Princess Quarter sets a new standard in Swansea and is a welcome addition following years of limited city centre office development.
“Princess Quarter offers showers and changing facilities, secure cycle storage, and has achieved an EPC A energy rating, with sustainability and renewable features aimed at reducing the building’s long-term carbon footprint, including a highly efficient all-electric heat pump system.
The redeveloped Princess Quarter building offers a different dimension to the city centre in terms of its quality, specification and green credentials. Its sub-dividable office space provides the very best in office facilities, including a green rooftop terrace and meeting rooms offering panoramic views over the city centre and Swansea waterfront.
A luxury new ground floor reception area features a striking backdrop waterwall feature, communal seating and full-time concierge receptionist.
Dominic Garner, Managing Director of Glanmor Chartered Surveyors, said: “We are already under offer on one third of the building and have considerable interest in the remaining parts from both private and public sector occupiers, so look forward to possible news of further lettings shortly.”
“The building is situated in the heart of the city centre amongst vibrant and diverse shops, bars and restaurants, with the City’s impressive new Copr Bay Arena and landmark bridge just 300 yards away.”
Ian Morgan, Director of Kartay, said: “We are passionate about investing and redeveloping to help Swansea become one of the UK’s most successful cities, and we are delighted with how well the Princess Quarter transformation has been completed. It will enhance the current wide-scale regeneration taking place, including the new Copr Bay Development, the new Central Library and the regeneration of Castle Square.”
