Office take up in quarter one, 2025 in the central Birmingham office market totalled 75,522 sq ft in 19 deals, according to figures compiled by Birmingham Office Market Forum.
2025 has seen a muted start to the year in terms of total take up but the number of deals is broadly in line with the 5 year average. The actual take up recorded belies the positive underlying activity and sentiment in the market with a healthy volume of live occupier requirements, viewings taking place and a number of sizable deals known to be under offer.
Against this context, there is a general anticipation that Q2 is likely to see improved take up which, in turn, will produce a robust half year position in line with the 5 year average.

2023 – 153,550 sq ft in 18 deals
2022 – 175,261 sq ft in 32 deals
2021 – 49,837 sq ft in 20 deals
2020 – 338,985 sq ft in 16 deals
