XLB is to commence Phase Two of the 680,000 sq. ft. masterplan at Langstone Park, Havant.
This next £25m phase will consist of three units totalling 95,000 sq. ft and underscores the commitment to technology, innovation & sustainability; cementing Langstone Park as a premier south coast destination for modern R&D, manufacturing and logistics operations.
Langstone Park has transformed over a 4-year investment programme and now provides a unique business park environment with multiple space offerings, a concept proven by the success of Phase One which attracted several high employment, R&D occupiers.
Delivered by established contractor, Mildren Construction, the next phase will build on the new benchmark in sustainable industrial property development set in Phase One. This scheme will again focus on sustainability with key features including:
- BREEAM Excellent certification, reflecting best-in-class ESG performance.
- EPC A+ with renewable energy integration, including on-site solar panel systems and electric vehicle charging infrastructure.
- Enhanced energy efficiency through state-of-the-art building materials and design, achieving substantial reductions in operational carbon emissions.
- Integration of green roofs and low water consumption technologies.
In an environment where power is in short supply, Langstone Park benefits from a dedicated 8.5MVA supply. Understanding the increasing demands of advanced industrial and logistics operations, Phase Two offers enhanced power provision to support high-energy users.
Phase Two builds on the success of the initial development phase, which saw high demand from occupiers across diverse sectors seeking a leading secure, business environment. With existing occupiers covering defence, Agri-pharma, life sciences and technology sectors, Langstone Park is a proven R&D hub serving the growing South Coast innovation cluster.
Stephen Wormald, partner at XLB comments: “The next phase of development at Langstone Park reflects our dedication to delivering exceptional industrial spaces that not only meet but exceed market expectations. We look forward to working with Mildren and our professional team to deliver another successful development at Langstone Park.”
