Luxury giftware firm acquires freehold premises for scaling-up operation

A luxury giftware firm has acquired the freehold of warehouse premises in Kettering in a deal which sees commercial agent Eddisons, who acted as joint agent on behalf of the vendor, now instructed as the selling agent for the gift firm’s previous industrial unit in Wellingborough.

Kingsway House, on the Kettering Parkway estate, will be the new operational base for Warmies®, part of the Intelex Group (UK) Ltd, who specialise in premium comfort & wellbeing gifts & products for children & adults.

Eddisons & Savills acted as joint agents in the sale of Kingsway House to the new owner-occupier, and Eddisons is now instructed as the agent in the sale of the freehold of the former premises of Warmies® at Wellingborough’s Park Farm Industrial Estate.

While no figure is disclosed about the price paid for the freehold of Kingsway House, it was marketed at a guide price of £2.25 million, with Eddisons now marketing the freehold of Warmies® former Park Farm Industrial Estate warehouse premises for £2 million.

Warmies® was established in 1995 and has been at 17-18 Regent Park on Booth Drive at Park Farm Industrial Estate since 2006. The move to Kingsway House, scheduled for this summer, sees the firm more than double its commercial operational space from circa 15,500 sq ft to just under 34,000 sq ft on a 1.87 acre site at its new Kettering Parkway location.

Darren Ingram, Managing Director, Warmies®, confirms that the search for new premises began over three years ago and the focus was always on freehold premises that could meet a number of criteria.

He explains, “The scaling-up of our operation to meet the growth of the business initiated our search for new freehold premises. We needed to remain in Northants to ensure the retention of staff and because of the county’s road network connections for shipping and distribution.

“Kingsway House met this criteria and, in increasing our commercial capacity there, we can begin to look to future recruitment to add to our current headcount of 15.”

“Good road connections in-county make Wellingborough and Kettering almost interchangeable as locations in both being positioned with solid onward links to regional, national and port networks.

“We’re expecting strong interest in the freehold of Warmies® previous premises at Park Farm Industrial Estate which is considered as Wellingborough’s premier industrial location.”
