Plans announced for major central Bristol office repositioning

Plans have been submitted for an ambitious repositioning of a major office building in Temple Quay, Bristol, to provide a new Grade A office building with environmental sustainability at the forefront.

Under the proposals, the building, located in a prominent position on Temple Way close to Temple Meads station, will be comprehensively refurbished with a new façade and will increase its floor area from 88,000 sq ft to 155,000 sq ft. The development will reuse 88% of the existing building’s structure extending the floors to approx. 24,000 sq. ft. and adding three additional floors.

The refurbishment will be targeting high ratings for both NABERS and BREEAM, with features to optimise environmental sustainability, as well as high quality amenities and the incorporation of smart technology.

Craig McDonald, Principal and Managing Director at Ardstone Capital UK, commented: “We and our partners at CBRE IM are excited by the potential of Sheppard Robson’s design which we believe will be a step change in the Bristol and UK office market. An office building such as this will bring a much-needed focus on occupier well-being with strong ESG credentials. We understand the demand for workspace that provides amenity and creates an environment where people want to work.”

Ardstone Capital purchased the building in 2016 through the Ardstone UK Regional Office Fund, a programmatic joint venture fund operated on behalf of clients of CBRE Investment Management (CBRE IM).

CBRE & Cushman & Wakefield have been appointed as joint leasing agents for the building.
