Series of lettings and under-offers at Bedrock Park

A speculative commercial property scheme in East Dorset is on track to reach 50% occupancy within seven months of officially opening.

Bedrock Park, developed by Northwood Urban Logistics, comprises 26 trade counter, industrial and warehouse units, all available leasehold.

Earlier this year leases were signed by major UK brands on four units at the development in Vulcan Way, Ferndown Industrial Estate, Wimborne.

Further lettings have now been agreed for Unit 3 at 2,680 sq ft, Unit 6 at 4,704 sq ft, Unit 10 at 3,929 sq ft, Unit 17 at 33,692 sq ft and Unit 22 at 6,260 sq ft.

Bryony Thompson, an Associate at Vail Williams, working out of the firm’s Bournemouth office, said: “Following a recent flurry of interest, we have agreed a further five lettings totalling 51,265 sq ft at Bedrock Park and they follow the four lettings earlier this year.

“The scheme is now 50% under offer/let, within just seven months of opening, and is validation of Northwood Urban Logistics’ decision to build a speculative scheme here. There is clear demand from businesses.”

Earlier this year a consumer goods distributor moved into Unit 13, which is a warehouse with first-floor offices, and a provider of energy efficient products occupied Unit 16, a similar building and both totalling 33,244 sq ft.

Two of the 12 trade counters were also leased; Unit 5 to Careco, a nationwide mobility aids supplier, and Unit 4 to Ducati Bournemouth.

Units 1 to 11a comprise trade counters and light industrial/warehouse units from 2,688 sq ft to 4,734 sq ft with 6.5m clear internal height; the first five are finished to a shell specification and the remainder fitted with first-floor offices.

Units 18 to 26 are light industrial/warehouse units, from 2,886 sq ft to 6,260 sq ft, with 8.4m clear internal height. They are finished to a shell specification so occupiers can fit out to their own needs and include first floors for storage or can be fitted out as an office.

Units 13 to 17 are warehouse/logistics units, from 14,980 sq ft to 33,735sq ft, with 8.4m clear internal height, fitted first floor offices and PV panels.

Bedrock Park itself totals 188,271 sq ft.
