Construction starts at Barwood’s Trafford Gate, Manchester

Work has started at Trafford Gate, a new 82,561 sq ft industrial development close to the M60 in Manchester, with a BREEAM rating of ‘Excellent’. The site will be developed by Barwood Capital and the contractor for the scheme is Barnfield Construction.

Following the purchase of the site in May 2022, planning consent was obtained in May 2023 and the scheme will be developed speculatively, consisting of 11 units ranging from 2,000 – 14,252 sq ft, across two separate terraces. The development has been designed with sustainability in mind, targeting BREEAM ‘Excellent’ and an EPC A+ rating for all units. EV charging points and PV panels will feature across the site, with the solar generated power available free of charge to the future tenants.

Jonathon Ellerington, Senior Investment Manager at Barwood Capital, said: “Trafford Gate is in a prime trade and industrial location, close to Junction 10 of the M60 Motorway and the wider road network. The completed development will also benefit from the nearby amenities at the Trafford Retail Park. The Trafford Centre is just one mile away, while Manchester City Centre is less than 10 miles from the site.

“As well as its strong location, the energy efficiency offered by these new buildings not only prioritises environmental responsibility, but will also assist in reducing tenants’ operational costs.

“Practical completion is expected in Q3 2024 and we’re anticipating strong demand for space here, which is likely to appeal to a range of occupiers.”

Retailers at the adjacent Trafford Retail Park include Aldi, TK Maxx, Boots, Sports Direct, McDonalds and Starbucks.
