Schroders Capital’s UK Real Estate Fund welcomes five new occupiers to Battersea Studios

Schroders Capital’s real estate team has completed five new office lettings at Battersea Studios in South West London totalling 6,378 sq ft. on behalf of the Schroders Capital UK Real Estate Fund (SCREF).

The team has welcomed five new tenants; Seer Medical, Vision Health, We Love Hue, Fiona Fleur and Sly Dog Rum and signed a mix of short-to-medium term leases across two of the asset’s multi-premises buildings. All five of the new occupiers are small-to-medium size enterprises and are aligned with Battersea Studios’ ethos of community and collaboration.

In 2019, Battersea Studios was awarded the first ‘Fitwel for Workplace: Multi-Tenant Whole Building’ certification in Europe. The rating recognises a building’s efforts to promote user health and wellbeing as well as its proximity to amenities and green spaces. The award also acknowledged the vast amount of bike storage space, communal spaces and changing facilities at Battersea Studios.

Schroders Capital’s team continues to see ongoing demand from occupiers who want well-located, high-quality office space which encourages people back into the office for networking and collaboration. Battersea Studios has benefitted from the redevelopment of the nearby Battersea Power Station which has added more shops, bars and restaurants to the area, as well as the extension of the Northern Line which has increased accessibility to this part of London.

SCREF’s asset management team recently undertook a major refurbishment of Battersea Studios, featuring a bold, contemporary design. The asset is now home to over 50 companies spread across five floors making it one of the largest business hubs in South West London. These five new lettings are testament to Schroders Capital’s wider offices team whose proactive asset management approach and strong local relationships have allowed SCREF to welcome a collection of growing innovative businesses.

Rob Cosslett, Fund Manager at Schroders Capital, said: “Our team continues to demonstrate the success of the hospitality mindset applied to active asset management adopted across the SCREF portfolio, which has resulted in close relationships being built with several fast-growing businesses. This approach has helped to ensure that the asset remains a thriving office scheme in Battersea.

“Battersea Studios continues to be an attractive destination for both new and existing businesses and we are delighted to welcome these five new companies to our estate. Our team will continue to work closely with our occupiers to ensure that the asset is best positioned to attract more exciting new businesses in the future, and consider opportunities to further enhance the asset, in order to maintain sustainable income for the Fund and its investors.”
