Hat-trick of business unit deals for Kirkby Diamond

Commercial property consultants Kirkby Diamond has completed a hat-trick of deals at a popular business location in Hertfordshire.

Unit 1 at the Allied Business Centre in Coldharbour Lane, Harpenden, has been acquired by Superfine Tapes. The 2,196 sq ft office building was sold by Kirkby Diamond, on behalf of a private client, with a guide price of £600,000.

Superfine Tapes supplies packaging materials to market sectors including automotive, manufacturing, food, retail, transport and the public sector.

The second deal saw NA Installations, a structural and window glazing firm, acquire a 1,781 sq ft business unit at Coldharbour Lane. The unit consists of primarily office accommodation with a concertina loading door, separate personnel door and allocated parking to the front.

Acting on behalf of the same client, Kirkby Diamond sold the freehold of the two-storey business unit with a guide price of £400,000.

Meanwhile, Unit 1 at 40 Coldharbour Lane has been let to an electrical contractor on a five-year lease. The two-storey unit is primarily fitted out as open plan offices. Coldharbour Lane is an established commercial area in Harpenden within one mile of Harpenden town centre and under three miles of Junction 9 of the M1 Motorway.

Eamon Kennedy, executive partner and head of agency at Kirkby Diamond, said: “These disposals are as a result of Kirkby Diamond assisting our client in relocating its business to new HQ premises. To complete three deals in Coldharbour Lane for the same client is a tremendous result for our agency team and illustrates just how attractive this area of Harpenden is as a business location.

“We were able to complete the sale of two freehold properties for a combined total of more than £1 million to good companies generating jobs for local people and investment in the region. Combined with the letting of another unit to an electrical contractor, the hat-trick of deals demonstrates Kirkby Diamond’s unrivalled knowledge of the local and regional market.”
