Construction of Anglesey’s Trident Business Park moves forward

Port Property is well underway with the delivery of the first phase of Trident Business Park in Llangefni, bringing 28,790 sq ft of industrial space to the North Wales market with practical completion expected in January 2023.

Phase one of business park development comprises 18 individual units across four terraces, with space ranging in size from 1,000 sq ft (92.85 sq m) to 7,290 sq ft (677.25 sq m). Units can be combined if required.

Trident sits in Llangefni, the second largest settlement on Anglesey, 15 minutes’ drive from Holyhead, 10 minutes from Bangor and four minutes from the A55. Llangefni is the principal administrative centre for the Isle of Anglesey County Council and also houses Coleg Menai.

The park is located on an attractively landscaped employment zone, next to a large builders’ merchants and features ample parking and offers spectacular views of the Snowdonia Mountain range.

The units benefit from insulated steel portal frame construction incorporating glazed curtain walling entrances, with working heights of 6m at the lowest point and large 4m x 4m sectional loading doors.

The scheme, which is covered by CCTV, offers ultrafast broadband of 1,000GB and includes WC and kitchen facilities. Additional yard space is also available from 0.3 up to 2.5 acres.

The business park is at the forefront of the drive towards carbon neutrality, with all units benefitting from solar photovoltaic installations, designed to maximise environmentally friendly electricity production for future tenants. There is also potential for tenants to install electric vehicle charging points.
