Dunstall Park is set to become another Ivygrove success story following a flurry of completed sales on the scheme’s first phase. Phase 1 comprises a series of 9 industrial units that have all been sold, predominantly to owner occupiers but also to a very limited number of investor purchasers. The remaining units on site (Phase 2 and Phase 3) provide leasehold opportunities from 1,959 sq.ft. all the way up to 31,366 sq.ft.
Hugo Beresford, of Salloway Property Consultants, who act on behalf of the developer Ivygrove Developments, commented: “Dunstall Park has proven to be extremely popular – the ongoing success of this development and similar schemes that they have completed elsewhere is testament to the consistent quality of product that Ivygrove delivers”.
Phase 2 is now nearing completion and comprises a block of eight 1,959 sq.ft. units (Unit 23 through to Unit 30) together with two adjacent units (Unit 21 and Unit 22) which measure 3,122 sq.ft. and 4,144 sq.ft. respectively. All are now spoken for save for just one of the smaller units, which are currently available to lease but are unlikely to stick around due to strong levels of interest.
Unit 21 and Unit 22 have recently been let to two regional occupiers who see Dunstall Park as the perfect location to expand their businesses, whereas the smaller units have been let to local businesses who are typically either industrial occupiers seeking ‘start-up’ units or retailers who no longer require a High Street presence due to a shift from in-person sales to online commerce.
William Speed, also of Salloway, commented: “It’s no surprise that such a well-located site is flourishing. Given the current shortage of stock in the market, occupiers are having to act quickly to acquire new premises or face the prospect of missing out! Dunstall Park provides businesses with the opportunity to base themselves in high-quality industrial space within one of Derby’s most established and popular industrial locations”.
The final phase (Phase 3) occupies a prime position at the front of the site and is due to be completed by the end of the year. This part of the development comprises six units, four of 5,705 sq.ft. and two of 4,273 sq.ft., which are each available on a leasehold basis and can be combined, if required, to provide up to 31,366 sq.ft. if taken in combination.
