Go-ahead for major new logistics scheme in Hampshire

A major new distribution park in Hampshire has been granted planning permission by Havant Borough Council. Solent Distribution Park represents one of the largest logistics developments on the south coast, totalling 308,860 sq ft, and will be delivered by Clowes Developments and Exton Estates.

Strategically located at the apex of the A3(M) and A27, Solent Distribution Park offers immediate access to a multimodal transport network with links to the UK regions and mainland Europe.

The scheme provides occupiers with the opportunity to acquire a prime Grade A logistics or manufacturing unit on a Design and Build basis, that can be delivered by Q4 2023

James Mawson, director of Exton Estates said “We are delighted to have received planning consent which will allow us to deliver much needed warehouse and logistics space in the south coast corridor whilst creating good local employment opportunities.

The site is extremely well located for the local and national highway network and that sustainability has been a key feature in the design of the buildings with the scheme targeting a BREEAM Excellent rating.”

Luke Mort, associate director of Lambert Smith Hampton added: “With modern logistics space still in short supply in this market, we are anticipating strong occupier demand from a variety of distribution, manufacturing and 3PL operators. This is one of the few ‘oven-ready’ schemes in the region for this size and will provide much-needed new stock.”

Jake Huntley, partner at DTRE added: “The scale of this opportunity is unique for the South Coast at present. Occupiers benefit from the ability to design a unit to exactly suit their needs at Solent Distribution Park.”

With a focus on sustainability, the scheme is targeting a BREEAM Excellent rating and will feature EV charging points, LED lighting systems, photovoltaics, air source heating and extensive landscaping to support ecology and assist drainage.

Lambert Smith Hampton (LSH) and DTRE have been appointed as leasing agents on the scheme.
