St. Modwen Logistics steams ahead with new headquarters for high-growth ProCook

St. Modwen Logistics, a leading logistics developer and manager, has been engaged by ProCook, the UK’s leading direct-to-consumer specialist kitchenware brand, to develop a 167,000 sq ft warehouse in Gloucester – the company’s third St. Modwen Logistics facility in the region. The move comes after ProCook experienced a 30% growth in trade for FY22 versus the previous year and addresses a need for the company to drive efficiencies by consolidating operations from its two existing premises under one roof.

ProCook floated on the London Stock Exchange in November 2021 and has recently been ranked among the UK’s Best Workplaces in 2022 by Great Place to Work®, a global authority on workplace culture. At the new facility there is space for product development, a photography studio, significantly enlarged warehouse operations and its head office function, bringing together 220 employees in one location.

Working closely with Benniman Construction Group, St. Modwen Logistics is developing a tailored build to suit to ProCook’s specific requirements. As a result, the office space will comprise 18% of the building, rather than the standard 5-7%, and the unit will have specific design elements including a training hub, which will sit at the front of the building and provide training space for warehouse employees.

ProCook is also committed to sustainability and has a dedicated green team led by their ESG director, who drives the company towards its target of being net zero by 2030. The new warehouse, built in accordance with the St. Modwen Swan Standard responsible business guidelines, supports ProCook’s sustainability targets and will deliver a BREEAM Excellent and EPC A rating through the inclusion of features such as rainwater harvesting and EV charging points. Additionally, the inclusion of skylights will allow natural light into the warehouse which will reduce energy usage.

Employee health and wellbeing has also been considered throughout the design of the warehouse and the wider park. ProCook employees will have access to outdoor exercise equipment, a running track, and outdoor eating spaces, as well as an indoor gym and a full canteen.
