TOG opens new flexible workspace at 210 Euston Road in the heart of the Knowledge Quarter

TOG (The Office Group), the premium flexible workspace provider with a platform of more than 50 buildings across the UK and Germany, is pleased to announce the opening of 210 Euston Road, the latest addition to the company’s growing portfolio.

Spanning 68,815 sq ft across seven floors, 210 Euston Road, which was formerly home to the Aga Khan Foundation, will be TOG’s 40th London property to open. Designed in collaboration with Universal Design Studio (UDS), the property supports the evolution of workforce needs seen over the last two years in response to the pandemic. It houses more than 800 workspaces in total, as well as zones to facilitate collaboration, tech-enabled meeting rooms, and private booths, delivering choice for members.

The building is situated at the heart of London’s Knowledge Quarter (KQ) – a ‘knowledge cluster’ stretching across King’s Cross, Euston Road and Bloomsbury. The KQ is made up of a consortium of partners, all committed to advancing and disseminating knowledge, including world-leading organisations such as The British Library, Wellcome Trust, UCL, Google and others. The area has now attracted one of the highest densities of knowledge-based businesses and science organisations in the world, and is a centre for talent and innovation.

Toby Ogden, Chief Commercial Officer at TOG commented:

“210 Euston Road represents a significant milestone for TOG – as one of the largest buildings in our portfolio. Its opening demonstrates continued confidence in prime London office space and also sustained growth in interest around flexible solutions.

“The space has been designed to accommodate new and more agile ways of working – and to support businesses as they continue to find their place in a ‘hybrid world’. We wanted to offer businesses real choice in terms of the space available – bridging the gap between traditional office-based and remote working.

“We are seeing strong interest from SME and enterprise clients – particularly in the life sciences, data and other innovation focused fields – who will benefit from the building’s proximity to the Knowledge Quarter, and transport connections to other key knowledge hubs across the country.”

The building offers a range of amenities, including a fully equipped fitness room, a ‘wellness space’ for prayer or relaxation, a library, an on-site café run by Caravan and a members’ bar on the top floor. The property boasts 16 outdoor terraces in total, with views across Euston and King’s Cross. Bike storage and showers are also available.

210 Euston Road sits a few minutes’ walk from Euston Station, Kings Cross and St Pancras International, providing excellent national and international rail links.

The building offers a mix of units for individual businesses, ranging in size, as well as co-working space on the lower floors. Whilst the building is fully fitted out and furnished, there is scope for customisation for clients.

This marks TOG’s 5th building in and around the King’s Cross area. As one of the most vibrant parts of London, these workspaces have some of the highest levels of demand across TOG’s whole portfolio – highlighting the rationale for expansion there.
