M&G’s refurbished Guildford office scheme attracts 21,000 sq ft letting

M&G Real Estate has completed a 21,000 letting for three floors of office space at 3 London Square in Guildford, Surrey, to leading global law firm Clyde & Co – the first new tenant to commit its future to the building

Clyde & Co will take 20,172 sq ft on the top three floors at 3 London Square, relocating from their existing local premises, the strength of the improved sustainability credentials of the building, which was awarded a BREEAM rating of Very Good. Occupiers will benefit from extensive cycle storage provision and rentable Brompton bikes to promote physical activity and wellbeing, as well as shower facilities and outside seating.

Acquired in 2014 along with the adjacent, 1 & 2 London Square buildings, 3 London Square underwent a major refurbishment to reposition the space as a prime asset, aligning it with the requirements of modern occupiers. The London Square office spaces have continued to attract significant interest, with Clyde & Co the latest addition to an occupier line-up that includes WSP, HSBC, Charles Russell Speechly and RSM. The asset also benefits from its proximity to London Road train station, which provides access to London Waterloo in under an hour and has excellent links to several major airports.
