Modern Diners takes first site

The Exeter Office of leading licensed property agents, Christie + Co, is delighted to announce the letting of 74 Queen Street in central Exeter, after much interest.

Christie + Co sold the freehold of the property to its current owners in early 2012 and was recently appointed to source a lessee. 74 Queen Street
has been let to Modern Diners Ltd, based in Devon, this is their first site in the UK.

74 Queen Street is a prominently positioned Grade II Listed property in central Exeter. It benefits from excellent footfall resulting from it being close to both the main railway station and complementary businesses such as retail stores, restaurants and licensed premises.

The property briefly comprises a sub-divided basement area and a substantial open-plan ground floor with a mezzanine level. It formerly traded as a delicatessen and licensed restaurant.

Jon Clyne, Associate Director at Christie + Co’s Exeter Office, commented: “With the property’s prominent position and its various potential uses, including A1 and A3, we received a lot of interest. We received several credible proposals and the property was let with RUBY, Modern Diner’s flagship restaurant, given preferred bidder status. The restaurant will open in early 2013, breathing fresh life into 74 Queen Street.”

Erin Allgrove, Director of Modern Diner commented: “We are proud to bring the building back to life and give it the care and attention that it deserves. We are excited to bring a fresh approach to fast food in Exeter. The Modern Diner concept combines the heritage of the American Diner with the best produce the region has to offer.
