New CGIs unveiled of £300m landmark development set to open in Central London this Summer

Developer Downing has unveiled new visuals to show how its £300m landmark development in Central London will look upon completion.

The flagship scheme on Miles Street, off South Lambeth Road, will include a 37-storey student building alongside a seven-storey commercial office development in the heart of Vauxhall.

On track for completion in August 2021, the student accommodation, Vega, will offer 841 student beds, providing high-quality, comfortable studios and en-suites, with a choice ranging between two to eight-bedroomed cluster units.

Vega will also have fantastic student social areas including a cinema room, state-of-the-art gym, private dining areas, games rooms and rooftop terrace.

The office development, Miles Yard, is set to serve up 27,276 sq ft of open-plan, commercial office space, with 4,607sq ft available on each of five upper floors. The premium workspace will offer flexible spaces to suit a variety of businesses that require modern, Category A floor space to facilitate their growth.

With sustainability and wellness a central theme running throughout the contemporary workspace, the development has been designed to be BREEAM Excellent-rated and is targeted an EPC A Rating.

The main entrance to the commercial space is positioned inside a central courtyard and leads into a stylish, modern reception and lobby area, with office suites either side. The building also features its own private external garden space to unwind and collaborate, as well as a roof terrace with a multi-use games area, which will be accessible for students, office workers and the wider community. Facilities on-site also include 50 cycle spaces with associated showers, lockers and changing facilities.

A self-contained, ground floor café unit of circa 1,359 sq ft is included within the development. The café, which is currently seeking an operator, is fitted out and ready for a tenant to install its own interior fixtures. With a frontage that offers fully opening doors to allow outdoor dining (subject to licence), it is set to create an active and vibrant frontage on Miles Street, providing a new space for customers and the local neighbourhood to come together.

The scheme is just three miles from London’s Square Mile, the heart of the city’s financial district, with excellent transport links into the city. The Vauxhall rail, bus and underground interchange is approximately 330m from the site.

Miles Street is Downing’s second scheme in Vauxhall. The developer also delivered the neighbouring £160 million Atlas development at 30-60 South Lambeth Road. Designed by Stirling Prize-winning architects Feilden Clegg Bradley, the iconic 32-storey, purpose-built student development features 578 bedrooms, a public leisure centre including a 25-metre swimming pool and a 32nd floor roof garden for the students.
