Phase II of AVIATOR scheme at Ellesmere Port goes in for planning

Redsun Projects has submitted a planning application for the second phase of development at AVIATOR an industrial scheme in Ellesmere Port.

Plans have been submitted for two industrial / distribution units measuring 200,000 sq ft and 80,000 sq ft. The project team includes Fletcher Rae Architects, Quartz Project Services, Muir Associates and Crookes Walker Consulting.

The news comes after Redsun speculatively developed a 125,000 sq ft industrial unit at AVIATOR, which was let to Survitec Group on a 20-year lease just after reaching practical completion.

The asset was subsequently sold to UK Warehouse Properties (UKWP), a joint venture between American fund manager Ares and Midlands-based property development company Revelan.

This first phase was funded with a loan from the North West Evergreen Fund and investment support from the Cheshire and Warrington Local Enterprise Partnership (C&WLEP).

Speaking about the application, Nick Wightman, director at Redsun, commented: “Phase one at Aviator was an excellent example of what can be achieved when public and private sector work collaboratively together. It has elevated Ellesmere Port in the eyes of the investment market and with demand at an all-time high, now seems the perfect time to bring the next phase to the market.”

Previously known as Hooton Park, Redsun purchased the 22-acre site, from Homes England in 2017. This first phase occupiedseven acres of the site and the second phase sits on 15 acres. The AVIATOR site forms parts of the Cheshire Science Corridor enterprise zone, meaning occupiers benefit from Enhanced Capital Allowances against their fit-out costs.
