Keyland sells North Bierley site to Bond It Group

Keyland Developments Ltd, the property trading arm of Kelda Group and sister company to Yorkshire Water, has completed the sale of its North Bierley former Water Treatment Works site in West Yorkshire to Bond It Group. The deal was brokered by Dove Haigh Phillips.

Bond It is a UK manufacturer of sealants, adhesives and building chemicals, supplying reliable, high-performance solutions to merchants, trade professionals and DIY users.

The sale follows Keyland’s successful promotion of the site through the planning process, culminating in the securing of planning permission for a circa 130,000 sq ft industrial development at the southern end of the former Water Treatment Works site. Together with the first phase of development, which secured permission in 2016 and was later developed into Interchange 26, the wider site has the capacity to deliver in excess of 500,000 sq ft of industrial and employment space.

Located at the strategically important Chain Bar junction of the M62 and M606, the site forms a key part of the region’s employment land supply and wider economic growth ambitions. The development has the potential to support hundreds of jobs, further strengthening investment and business opportunities across West Yorkshire.

The acquisition by Bond It Group represents the next stage in the site’s regeneration journey, bringing forward a high-quality employment development on a prominent brownfield site.

Matthew Turnbull, Strategic Land Lead at Keyland Developments Ltd, said:

“The sale of North Bierley to Bond It Group marks another significant milestone in the regeneration of this former Yorkshire Water site. Following the successful delivery of planning permission, we are pleased to complete a transaction that will see the site brought forward for employment use and deliver long-term economic benefits for the area.

“At Keyland, our focus is on unlocking the development potential of strategic sites through planning and regeneration. We look forward to seeing Bond It Group progress its plans and realise the opportunities that this site presents.”

The North Bierley site forms part of Keyland’s long-standing commitment to regenerating redundant brownfield land and creating sustainable development opportunities across the North of England. The company’s specialist approach combines planning expertise, land promotion and development management to unlock value and facilitate investment on complex sites.
